Generating OpenImmo XML from a floor plan
OpenImmo is the XML standard widely used in Germany to move property records between agency software and portals. Instead of retyping living area and room count, you hand over a file where those values sit in fields.
The benefit is less about convenience than about avoiding mistakes. Every manually copied number is an opportunity for a transposed digit, and a wrong living area on a portal is a problem nobody can cleanly unwind later.
What the export derives from the plan
The export produces an OpenImmo file with the values that follow directly from the drawing: living area, usable area, room count and number of bathrooms. A property description with the room schedule and individual areas is added alongside.
If the German living-area calculation is switched on, the derivation travels with it: per room the raw area, the factor applied and the weighted area. The record then documents how the living area came about.

What the export does not supply
A floor plan knows geometry, not commercial data. Price, commission, energy certificate, year of construction, address and photographs come from your agency system and are maintained there — the export complements those fields, it does not replace them.
Room count is a convention, not a measurement. The export counts living and sleeping rooms and leaves out hallways, bathrooms, storage and outdoor space. Check that figure against your own house convention before publishing.
Working cleanly with the record
Name every room correctly on the plan and assign the right room type. The export uses those labels to decide what is habitable space, what is ancillary and what is outdoor area — a kitchen labelled as a store room will distort the living area.
Inspect the generated record once before it goes into routine use. XML is readable; a quick look at the living-area and room-count fields saves a great deal of correspondence later.

Does the OpenImmo export replace my agency software?
No. It supplies the area and room data derivable from the plan. Price, address, energy certificate and photographs remain your system's job.
How is the room count determined?
As the number of living and sleeping rooms. Hallways, bathrooms, WCs, storage, balconies and terraces are excluded. If your office counts differently, correct the value before publishing.
Is the living-area calculation included?
Yes, when the German living-area calculation is active. The record then carries the raw area, factor and weighted area per room as additional text.
