From the floor plan to OpenImmo XML
OpenImmo is the data standard that onOffice, FLOWFACT, Propstack and the large portals import. The editor writes the area fields from the floor plan – with the same rule that stands in the footer of the listing PDF. Two documents about one property that disagree on its living area cannot happen this way.
What is in the XML
The wohnflaeche field holds the living area under the chosen area standard – for a German property under WoFlV, with the factors for sloped ceilings, balconies and ancillary rooms. nutzflaeche is the unweighted sum of room areas. anzahl_zimmer counts habitable rooms without bathroom, hallway and storage. The room list with individual areas goes into the description, so it stays visible in the CRM.
If an answer the standard needs is missing – say the clear height of an attic room – that is stated in sonstige_angaben instead of the figure passing silently as complete. A portal listing with a living area that rests on a question nobody asked is exactly the error this format is meant to avoid.
What you add in the CRM
Address, price, energy certificate, marketing type and contact details come from your property file, not from the floor plan. The XML is meant to complement an existing property: areas, room count and room list – nothing else, and nothing invented. Imported as a new property, everything the floor plan does not know stays empty.
- Check the area standard and country in the plan settings before exporting
- Set room types: they decide what is an ancillary room and what counts
- Export the PDF with the same living area alongside
Why the figure comes from the floor plan
The living area in the portal decides enquiries and disputes after the sale. Computed in the floor plan it is verifiable: every room with its factor and rule, identical in the PDF and the XML. A number from memory is not.
Frequently asked questions
Does onOffice import the file directly?
Yes, through the OpenImmo import. Create the property and complete the area fields from the XML, or import it as a new property and fill in the rest.
Why does wohnflaeche differ from nutzflaeche?
Because living area is weighted: a utility room is an ancillary room and does not count, a balcony counts at 25 percent, a sloped ceiling under two metres at half. Usable area is the unweighted sum.
Does this work for FLOWFACT and Propstack too?
Yes. OpenImmo is vendor-neutral; all three import the area fields.
