Measuring and using clear ceiling height
Clear ceiling height is the distance between finished floor and finished ceiling. That sounds trivial but it is where most measuring errors start: people happily measure to the structural slab or to a down-stand beam, and both give a different number.
The height matters for two practical reasons. It governs how a room feels, which a flat drawing cannot convey at all. And under a sloping roof it decides how much area counts towards living area in the first place.
Where and how to measure
Measure from finished floor to finished ceiling, that is including the floor build-up and any suspended ceiling. Do not measure in the middle of the room alone but at several points — down-stand beams, service boxings and suspended zones change the picture.
Record deviations as their own zones. A room at 2.60 metres with a beam at 2.10 has two heights, and both matter for furnishing — for a tall wardrobe, for instance.

Quote clear height when it is a selling point — in period buildings at 3.20 metres just as much as in new builds with above-average height. In a standard flat at 2.50 metres the figure adds nothing.
