Sloped ceilings: calculating living area correctly
The sloping ceiling is where a stated living area most often falls apart. On the flat drawing a loft room is 20 square metres; under the German rules it may be 14. Both numbers are correct — they simply measure different things.
Knowing both numbers and quoting both is an advantage. Quoting only the larger one is a problem the moment a buyer, a valuer or a tenant does the arithmetic themselves.
Finding the two lines in the room
Every sloped room is divided by two lines: where the clear height reaches two metres, and where it drops to one metre. Between the external wall and the one-metre line nothing counts, between one and two metres half counts, above two metres everything counts.
Measure those lines rather than deriving them from the roof pitch. Knee walls, insulation depth, suspended ceilings and between-rafter insulation shift the lines by several decimetres against the theoretical calculation.

Dormers, collar beams and special cases
A dormer creates standing height, and therefore fully countable area, in a zone that would otherwise be half-counted. Treat the dormer as its own zone and calculate it separately — that is often the difference between a bedroom and a box room.
Rooms with a collar-beam ceiling or suspended sections follow the same logic: what matters is clear height at each point, not height under the ridge. When in doubt, measure on a grid of roughly one metre.
Presenting a checkable result
Carry both values on the plan: the raw footprint of the room and the weighted area. The editor applies the factors per room and shows raw area, factor and result separately, so the derivation lives in the document.
For the listing it is enough to note that living area was determined under the German regulation with sloped ceilings taken into account. That statement builds trust precisely because the number is smaller than the footprint.

From two metres of clear height. Between one and two metres the area counts at half; below one metre it does not count.
Can I calculate the lines from the roof pitch?
Arithmetically yes, reliably no. Knee walls, insulation and suspended ceilings shift the real clear height. Measure in the room, or you are calculating past the actual building.
How do I treat a dormer?
As its own zone. Inside a dormer the clear height is usually full, so that area counts in full. It can be substantial and should be shown separately.
