Creating a floor plan for a holiday let
For a holiday rental the floor plan replaces the viewing. Guests book remotely, often as a group, and their first question is not the square metres but: where does everyone sleep, and can you reach the bathroom at night without walking through the children's room?
So a holiday-let plan has different priorities from a sales plan. Furniture is not decoration here, it is the actual information: a drawn double bed, a sofa bed and the position of the bathrooms answer more booking questions than any description.
Show sleeping capacity unambiguously
Draw every bed at a realistic size and say what it is: double, twin, bunk, sofa bed. Portals and guests count sleeping places rather than rooms, and a sofa bed in the living room is not the same product as a separate bedroom.
Mark which rooms can be closed off. For families and groups, whether a sleeping space has a door or doubles as a through-route is a booking decision — and it is almost never visible in photographs.

- Show balconies, terraces and outdoor seating
Routes, bathrooms and step-free access
Show the routes inside the property: from the entrance to the kitchen, from each sleeping room to the nearest bathroom. With two bathrooms it pays to distinguish their fittings, because that becomes the central question for larger groups.
Steps, thresholds and narrow doors belong on the plan too. Guests with a pushchair, walker or wheelchair can only book with confidence if those details are visible, and a wrong expectation here produces cancellations and poor reviews.
A drawing that works on a phone
Holiday lets are booked almost entirely on phones. Keep the plan plain: large room names, few dimensions, clear furniture symbols. An overloaded technical drawing is worthless on a small screen.
A 3D view complements the flat plan well, because it conveys ceiling height and sight lines. Export an image at sufficient resolution for the booking page, and a PDF for the welcome folder in the property.

As many as genuinely exist as sleeping places and appear on the plan. Count sofa beds only if they are labelled as such, otherwise you create an expectation that disappoints on arrival.
Should furniture be drawn on a holiday let plan?
Yes. Unlike a sale, the furnishing is part of the product. Beds, seating and the dining table make clear how many people the property genuinely supports.
Which format do booking portals need?
Usually an image — PNG or JPG at sufficient resolution. A PDF suits the in-property information folder and attachments to a booking confirmation.
