Edit a floor plan online, without installing anything
The floor plan usually exists already, just not in the form you need right now: a photo in the property file, a PDF from the developer, a scan from an iPhone, or a plan a colleague drew years ago. Editing then does not mean redrawing; it means opening what exists, correcting it, and producing it again in the right format.
In the editor that happens in the browser, with no installation and no account for editing alone. Walls move, rooms get renamed, doors and windows shift, and the areas are recalculated as you go. Payment only comes in where a result leaves the house: the listing PDF, the OpenImmo export, cloud saving and the AI tools.
What can be edited on a floor plan
Walls: move, extend, delete, split. Join one wall to another and the joint survives dragging, so a room does not tear open. Rooms: rename, change the type; the area is derived from the walls, never typed. Openings: doors and windows sit on their wall and travel with it.
Then labels, furniture, scale, north arrow and multiple floors. What cannot be edited is reality: a plan taken from a photo is a draft whose dimensions you should check before passing it on.
How to open an existing plan
A photo or a PDF becomes an editable draft through the import. The editor detects walls, rooms and openings, shows the result for review, and applies it only when you agree. An iPhone scan from the app sits in the same account after saving and opens directly.
With nothing at hand, start from a template: two-room apartment, detached house, office. A template is a complete plan with walls, rooms and doors that adapts to your property in a few minutes.
Keeping areas right while editing
Every change to a wall changes a room's area. The editor computes it from the wall polygon and shows it in the room, so the total on the plan matches the figure in the listing. For the official floor area you pick the country in the plan settings; the calculator applies that market's rule and states it on the PDF.
Balconies, sloped ceilings and ancillary rooms are weighted under that rule. When the area in a listing differs from the plan, one of those weightings is almost always the reason.
What is free and what is not
Free: drawing, importing, editing, checking, the 3D view, DXF and JSON export. Part of the subscription: the listing PDF with areas and legend, OpenImmo XML for the portals, sending by email, cloud saving and client links, auto-furnishing and AI editing.
The line sits deliberately at the result, not at the start. You see what the editor makes of your plan before you pay for anything.

Do I need an account to edit a floor plan?
No. Drawing and editing work without signing in. You need an account to keep plans in the cloud, continue them on the iPhone, or export.
Can I edit a PDF or a photo directly?
Yes, through the import. The result is an editable draft with walls, rooms and openings. Check the scale: a photo carries none; you set it from one known wall length.
Does the plan survive closing the browser?
Without an account it stays in this device's browser. With an account and a subscription it lives in the cloud and is the same plan on the web and in the app.
